Do I Need a Building Permit for a Deck in Ottawa?

Ottawa requires a permit for a deck attached or adjacent to a house when its walking surface is more than 600 mm above adjacent grade, regardless of area. An elevated deck providing principal building access also needs a permit. Measure and describe the design

Measure walking-surface height from adjacent grade, record deck area and show whether it is attached to or adjacent to the house. Identify whether it serves as principal access. These facts map to the City’s deck-specific tests; a single number without the deck’s relationship to the house is insufficient.

Separate new work from repair

Replacing surface boards differs from changing posts, beams, joists, stairs, guards or house connections. Ottawa separately lists structural repairs and alterations as permit projects. Do not assume that calling work a repair removes that requirement; send the actual scope to Building Code Services when uncertain.

Check zoning and plan details

The City says a Development Information Officer can advise on deck zoning, particularly setbacks. Record property lines, the intended footprint, stairs and guards before finalizing the design. A building-permit decision does not resolve zoning for the lot.
