Can Water-Damaged Drywall Be Repaired or Should It Be Replaced?

First identify and resolve the moisture source, then assess the drywall itself. A stained finish is different from swollen board, damaged seams, or mould beneath paint. Some clean-water damage may allow drying in place under specific conditions; other damage requires removal and replacement. Do not decide from the stain alone or cover unresolved moisture with new compound or paint.

Start with the water source

Document when the damage appeared, whether the leak has been addressed, and whether water could be contaminated. A finish repair does not correct the cause. Active leaks, sewage, or suspected contamination need appropriate specialist assessment before ordinary repair work.

Inspect the material, not just the paint

Check for visible swelling, failed seams, softness, and mould. Health Canada advises against painting over mould and says drywall must be removed and replaced where mould is beneath the paint. A photograph cannot establish the full condition inside a wall.

When drying in place may be considered

The EPA table for clean-water damage within 24–48 hours says wallboard may be dried in place if there is no obvious swelling and the seams are intact; otherwise remove and replace it. The table is guidance for schools and commercial buildings, not a diagnosis of this home. It does not extend to older, concealed, or contaminated-water damage.

Define the repair and finish scope

Once moisture and material conditions are understood, distinguish the damaged area from the surface needing finish work. The estimate should specify removal, replacement, taping, texture, and painting where relevant, with unresolved conditions identified separately.
